Our fees are among the fairest in the industry for full-service property management firms.

  • Monthly management fee for each individual living unit is eight percent (8%) of the agreed collection monthly rent each month.
  • A leasing fee of 25%.
  • We charge you $200 for the lease renewal fee, when a tenant renews their lease with us.
  • A $300 marketing fee is paid by the client for advertising across more than 100 sites. Any unused portion of the fee is returned.

Meer and Company charges a monthly management fee for each individual living unit. The fee is eight percent (8%) of the agreed collection monthly rent each month.

At the 90-day point of the lease, we collect a one-time leasing fee of 25%. We trust and appreciate your business.

When a tenant renews their lease with us, we will charge you $200 for the lease renewal fee. This covers the costs we incur to prepare a new lease and to meet with them to sign the new contract. Our fee is a small fraction of what other full-service companies charge.

We also charge a $300 marketing fee for advertising costs. Any unused portion of this fee is returned to the client.

Our fees are reasonable because we care about you.

Marketing and Advertising*

We advertise your property on more than 100 rental-specific websites and we continually monitor current market conditions that can affect rental pricing. We maintain an exhaustive list of the features that make your property desirable and special. This is how we find the right tenant for your property!

We minimize vacancies by rapidly responding to rental inquiries about your property. And, finally, your property is shown to all qualified applicants and a rental application is taken at that time.

*Owner shall deposit with Meer and Co. an advertising fund in the amount of three hundred dollars ($300.00) which shall be deposited to Owner’s account. The unused portion of these funds will be returned to Owner.

Tenant Screening and Selection

Meer and Company performs multiple background and reference checks on every potential tenant. We are diligent in our care to make sure there is a good fit between the tenant and your property.

The tenants that lease your home are carefully screened with a thorough background check, credit check, previous landlord reference checks, employment history, and rental reference check. This is at no cost to you, the owner.

We closely monitor and adhere to all Equal Housing regulations.

Lease Preparation and Signing

We carefully prepare the lease for your property and meet with the tenants to execute this lease. We require, at a minimum, a 12-month commitment in order to reduce turnover, ie. loss of rental income to you.

All leases must adhere to Colorado regulations.

Move-In Inspection

Prior to a new tenant taking possession of your property, we inspect the property to identify and correct any and all safety issues. This can include furnace repairs, fire extinguisher placement, fire and carbon monoxide detector updates, and water leaks or drips. We identify any wear and tear or other deficiencies that are present just prior to their move-in. If the tenant notices other issues at the time of their move-in, they are welcome to communicate the information to us at that time.

Monthly Rent Collection

Meer and Co collects the rent on your behalf throughout the lease-term. It is our pleasure to handle the daily accounting of your income and make sure you have easy on-line access to rent reports as well.

Lease Enforcement

Should a tenant break terms of a lease, we work with them or with our attorneys to address the issues.

Maintenance Scheduling & Coordination

Our service includes an online work order request system to document every maintenance request. Our Ops Manager coordinates with the contractors and the tenants to make sure the repairs are finished in a satisfactory manner. We care for your property as if it is our own.

Move-Out Inspection

Upon termination of a lease and after move-out, Meer and Company inspects the property and compares the condition to the check-in condition, assesses damages, excepting normal wear and tear.

Deposit Collection*

When a lease is signed, we collect the first month’s rent and the security deposit, which is typically a full month’s rent. These monies are held in escrow to cover damages caused by the tenant that are beyond normal wear and tear.

*Meer & Co collects a minimum amount equal to one month’s rent as a security deposit from all tenants. The security deposit shall be maintained in the escrow account.

Disposition of Deposit

Once a tenant has vacated the property and we have performed the final inspection, we calculate any costs for damages and return the remainder to the tenant within 60-days as specified in the lease. We are diligent in caring for the tenants, as well as the owners.
